EXIT Homeplace Realty Agents to Help Fundraising Event for new Hampstead Library at Golf Tournament on April 24th, 2010

Real estate agents, Gloria Baker, Pam Brooke, Christina Block, Kathy Long and Karla Palmer will be helping out their local community by teaming up to sponsor a hole at the upcoming fundraising Golf Tournament. This event is sponsored by the Hampstead Friends of the Library and is being held at Belvedere Country Club, Hampstead, NC on April 24th, 2010 at 9:00 a.m. Funds raised will aid the new Hampstead Library. Surf City entertainment complex to include bowling alley, movie theater

Great News for Surf City residents and tourists visiting our beautiful Topsail Island beaches!

In a little over a year, Surf City will have a 16-lane bowling alley, eight-screen movie theater, arcade, restaurants, CVS and more. The entertainment complex is planned to open in the spring of 2011.

EXIT Homeplace agents had a brilliant week at the 11th Annual EXIT Realty Convention

EXIT Homeplace Realty recently welcomed back four representatives from this years EXIT convention in Washington DC.  The focus of this year’s convention really seemed to be geared toward being ready for a recovery.  Alexis Pierson, Ellen Hough, Christina Asbury and Dana Scalici headed off last Tuesday from their office in Jacksonville, NC for the 6 hour trek to DC and were glad they did. 

Speakers like Bob Proctor, featured on “The Secret”, John Miller (Flipping the Switch) and Stedman Graham (You Can Make It Happen) graced the stage along with some of EXIT Head Office’s finest, Steve Morris, Tami Bonnell and Joyce Paron.  The overwhelming theme was that our attitude truly determines our altitude! 

We learned about new free tools (PromoShoplite) that our company is providing to help us do our jobs better and introducing new initiatives (Teal is the New Green) to help make the world better.

We were inspired by breakout speakers who are a testament to EXIT’s mission of learning from each other and mentoring.  

We got the chance to see old friends and make new ones who live all over North America and rub elbows with some of the kindest most down to earth “big wigs” we’ve ever met.  It was a truly inspiring week but we’re glad to be back to share what we have learned with our colleagues and use to better serve our clients.

Client Loyalties in Property Management

Having been in the business of managing other people’s real estate for the last few years, it has become obvious that many property management companies are out of touch with their fiduciary responsibilities.

The complication begins when the property manager, when faced with a vacant property must entice, and offer service to a prospective tenant in order to get them to sign on the dotted line, all the while having the best interests of the landlord. This creates a false sense of loyalty with the tenant, who then thinks that the manager is on ‘their side’. The manager is then quietly faced with the dilemma of keeping both parties happy, making sure rent is paid on time, or late fees collected etc all the while smiling at the tenant and fanning the landlord. This is a delicate dance, and most often it is performed with few missteps. However, once the tenant decides to move on, the agent is tasked with inspecting and penalizing the tenant who may have left the property in not quite the same condition as when they took it, or may not have paid all the rent on time. The landlord, who is surely the receiver of the damages then takes it out on the manager, and the tenant is now gone, and onto another property somewhere most often out of the local area.

What should be more common up front is the notion that the tenant should feel ‘priveliged’ to be accepted into the landlords’ property, and that the manager has ONLY the landlords best interests in mind.

After all there is no contract between the tenant and the manager, but a multi paged very detailed contract between the property owner and the Management Company. With this fiduciary responsibility spelled out clearly ahead of time, all parties are informed. The landlord knows where they stand and what to expect, and the tenant might be more likely to avoid the games played to get what they want out of the manager.

REALTOR Magazine Announces Good Neighbor Award Finalist
For the 10th year, REALTOR Magazine is honoring outstanding REALTORS who volunteer time and energy to improve the life in their communities. This year’s Good Neighbor Award finalist is EXIT Homeplace Realty agent, Helen Marotto.

The winners will be featured on the cover of REALTOR Magazine’s November/December issue, and will be honored at the REALTORS Conference & Expo in San Diego. Winners receive $10,000 grants for their charities.

Helen’s charity is Cape Fear Guardian Ad Litem Association. Helen has been a court-appointed advocate for more than 152 abused, neglected and abandoned children during the past 10 years. She serves as the voice of the child in family court, helping judges make life-changing decisions on behalf of children in the foster care system by recommending a permanent plan for each child; either reuniting a child with parents, placing with relatives or another caregiver, or making available for adoption. Helen has contributed to many successful outcomes by getting to know each child and fulfilling his or her individual needs, whether that means obtaining high-quality medical care for a disabled child or locating an abandoned child’s long-lost relatives by scouring phone books and cemetery records.

Barbara Wood - New Property Manager for Onslow County

Originally from Jacksonville, NC, she relocated to the Los Angeles area to attend college. Barbara worked for one of the largest outdoor gear companies in the US–8+ years in retail management in L.A. and 4 years in e-commerce in Seattle. She finally returned to Jacksonville in 2004 but made Wilmington her home because she has family here as well.
